Local Homes

Grawn and Blair Township

Grawn grew up where US-31 meets Silver Lake Road, first as Blackwood in the 1870s and then as Grawn Station when the railroad came through in 1890. Today it sits in Blair Township next to Chums Corner, where US-31 meets M-37, a short drive from Silver Lake and Duck Lake.

Blair Township has about 3,500 homes, most of them lived in by their owners, with a median build year of 1991. Natural gas heats about 79% of homes. Propane and electricity each heat about one in ten, and roughly one home in six is a manufactured home.

The township is also home to the headquarters of Cherryland Electric Cooperative, on US-31 in Grawn.

According to the township’s master plan, DTE Gas is Blair Township’s natural gas provider, and service is available throughout the township. Gas furnaces are the most common system here, and we cover furnace replacement, heating repair and seasonal furnace maintenance.

About one home in ten in the township heats with electricity. Electric resistance heat, whether baseboard or an electric furnace, is expensive to run. A cold-climate heat pump or ductless mini-split uses far less electricity for the same heat.

Already on gas? At today’s Michigan prices a gas furnace is still the cheapest heat to run. The time to look at a heat pump is when the air conditioner is due: it cools in summer and handles mild-weather heating, while the furnace does the heavy lifting. Our article on heat pumps in Northern Michigan winters explains how the switchover works.

Plumbing

Township Water, Private Wells and Plumbing

Blair Township runs its own public water system, fed by four wells between about 210 and 490 feet deep. Before it reaches homes, the water is aerated and treated to remove iron and manganese, then filtered.

If your home is on a private well instead, orange or black staining on sinks and fixtures often points to iron or manganese. A water test shows what is in your water, and the right treatment usually solves it.

Our plumbing services cover water heaters, gas lines, leak detection, well pumps and water softeners, whether you are on township water or a private well.

Cooling

Air Conditioning in Grawn

Across Grawn and Blair Township we handle new central air, AC repairs and spring cooling tune-ups.

Many homes here were built between the 1970s and 2000s. If yours still has an older air conditioner, it may run on R-22 refrigerant, which has not been produced or imported in the U.S. since 2020, so a major leak is usually the point to replace rather than recharge.

Manufactured homes and additions often cool unevenly. A ductless mini-split is a simple way to cool the rooms the main system cannot reach, and our indoor air quality work adds air purifiers, UV lights and humidifiers.

According to Blair Township’s master plan, DTE Gas serves the township and service is available throughout it. If your home heats with propane or electricity, ask us what a switch would involve.

Often iron. Blair Township’s own wells need treatment for iron and manganese, and private wells nearby can carry them too. A water test shows what is in your water, and the right treatment usually solves it. See our plumbing services.

Usually not for heating alone: at today’s Michigan prices, a gas furnace is still the cheapest heat to run. If your air conditioner is due, a heat pump in its place can cool in summer and handle mild-weather heating, with the furnace doing the heavy lifting.
