Local Homes

Traverse City Homes, Old and New

Traverse City has the oldest housing in Grand Traverse County. Census figures for the Grand Traverse County part of the city put the median home at 1963, against 1986 for the county as a whole, and more than two in three city homes were built before 1980.

The historic districts show it best. The Central Neighborhood has 459 structures, most of them built between 1890 and 1914. The Boardman Neighborhood has about 174 buildings, mostly wood-frame Victorian homes from the lumber era.

In older houses, the things we check first are the ductwork (often added long after the house was built, or missing), how the furnace vents, and supply plumbing that has been patched over the years. In newer homes the questions are simpler: is the system the right size, and is it due for replacement?

Most of the city heats with natural gas, about 77% of homes. Nearly one in five heats with electricity, and only a few percent use propane.

January lows here average about 17°F, and Cherry Capital Airport sees roughly 100 inches of snow in a normal winter. A furnace that is undersized or poorly vented shows it fast.

For gas homes we handle furnace installation and replacement, heating repair and yearly heating maintenance. In an older house a new furnace is rarely a straight swap: the venting, the gas line and the return air all need checking, because the house has usually changed around the old unit.

If your home heats with electric baseboard, a heat pump or ductless mini-split usually costs much less to run. We explain how cold-climate units hold up in our article on heat pumps in Northern Michigan winters.

One habit worth keeping: after a big snowfall, check that the intake and exhaust pipes of a high-efficiency furnace are clear. Plenty of winter no-heat calls turn out to be a furnace that is not broken at all, just an exhaust vent drifted shut with snow.

Cooling

Air Conditioning in Traverse City

Many older city houses were built long before central air. Summers are short here, but warm, humid spells still make upstairs bedrooms hard to sleep in.

Where there is good ductwork, we install central air conditioning and keep it running with AC repair and spring cooling maintenance. Where there are no ducts, a ductless mini-split cools room by room and heats in winter as well.

Older houses also tend to be drafty in some rooms and stuffy in others, and dry winter air is a common complaint. Our indoor air quality work covers humidifiers, air purifiers and UV lights.

Plumbing

Plumbing in Traverse City

Most homes in the city are on city water, drawn from East Grand Traverse Bay and treated at the city filtration plant.

The city has also been replacing old galvanized service lines between the street and private homes: 333 of them in 2023 and 2024. Galvanized pipe rusts from the inside, and the same kind of pipe can still be found inside older houses. If your water pressure has dropped, or the water runs brown for a few seconds, old pipe is one possible cause and worth having checked.

Our plumbing services cover water heater replacement, gas lines and leak detection. Because we handle heating and plumbing, you can call one company for both.

Recent Work

AC Condenser Replacement in Traverse City

A recent Traverse City job: a high-efficiency air conditioning condenser replacement for a family home.

The new outdoor unit sits on a level pad, with tidy line-set routing and a properly mounted electrical disconnect. Those details are easy to skip, and they matter for a condenser that runs reliably for years.

Frequently asked questions

Traverse City heating, cooling and plumbing, answered

Yes. We work on older homes across Traverse City, including houses from the early 1900s. Before we recommend anything, we look at how the house has been changed over the years, where ductwork can realistically run and how the furnace vents.

Usually, yes. A ductless mini-split cools individual rooms without a full duct system, and it heats in winter too. How much wall work is needed depends on the house, so we look before we quote. If the house already has good ductwork, central air is often the simpler option.

It can be. Cold-climate heat pumps keep producing heat well below zero, but whether one is enough for your house depends on a load calculation for your house and how the unit performs on our coldest nights. A common setup pairs a heat pump with a gas furnace for the coldest nights. We explain the options in our heat pump article.

It could be. Old galvanized steel pipe rusts from the inside and slowly narrows, which is one common cause of low pressure in older homes. Other causes include a failing fixture, a partly closed valve or a leak, so the first step is a diagnosis. See our plumbing services.

Yes. We work across Traverse City and up the Old Mission Peninsula, as well as the rest of Grand Traverse County.
